Having wound your way up through the olive groves above Avlaki beach, Kipseli is a gem of a house perched on the side of the hill with magnificent views out across the island of Kaparelli and the sparkling seas beyond to the mountains of Albania.

Light and airy, you enter through the large living area with double height pitched ceiling running the length of the house. Large glass doors allow you to wander in and out to the covered colonnaded terrace and enjoy the spectacular views from various outside dining and seating areas. The kitchen at one end has state of the art equipment and opens onto the BBQ terrace overlooking the pool terrace. At the opposite end of the house, on this same level, is the large master bedroom suite with French doors opening onto a terrace. The self contained gym is also at this end.

From this floor the staircase leads down to the garden level where there are a further four bedrooms, an office, bright TV/sitting/playroom and utility room. All of these rooms, with the exception of the office and utility, open onto a huge sunny terrace overlooking the gardens and olive grove below. The expansive olive grove and garden provide privacy amongst nature and the opportunity for garden games on the pétanque court.

The infinity pool has been built to follow the contours of the hillside and is positioned so that the view whilst swimming is breathtaking. An outdoor bar is situated by the pool providing further seating both in the sun and shade and is the perfect spot for sundowners. Surrounded by further terraces with plenty of sun loungers, a hammock and seating areas, the pool really is one of the main focal points of the house.

The villa is child friendly with the master bedroom having a separate room which can take a cot and there are various stair gates both inside and outside.

The interior design has a light, spacious, comfortable and relaxed feel throughout with chalky tones forming a perfect backdrop for modern and vintage furnishings, rich fabrics and fabulous artwork.

Lucy, the wonderful housekeeper, runs the villa brilliantly and will help you organise your time while you are there from booking a boat in nearby Kassiopi or San Stefano, making restaurant reservations, pointing out the path to walk down to the beach below or suggesting running routes – for the fitter amongst you! Whilst in July and August, when the house comes with a cook, the chef will propose menus prior to your arrival.
